Overcoming the Myths of Receivables Factoring

By Kent Harlan Although factoring volume exceeded $112 billion in volume in 2005, which represented a 9.3% increase over the prior year, many decision makers tend to either employ other methods or choose not to go after additional financing to grow their business. If a company is either in a high-growth mode or is experiencing serious cash flow issues and is not able to establish a working line of credit with a bank, why wouldnt they turn to factoring? There are three main concerns and objections that many decision makers have that can be overcome with educating the customer about the product. Concern #1: Cost The reality is that the cost of factoring is expensive compared to other types of financing (typically bank loans or lines of credit). If a company has the credit standing to get a bank line of credit that offers flexible terms, they should do so. If they have overextended their line or dont qualify altogether and need additional capital to expand the business, the CFO should at least crunch the numbers to see if factoring is a viable option. There are some industries that experience low margins and slow payers. In general, factoring probably isnt a good option for those types of companies. If, however, the margins are higher (over 12%), factoring may be a good way to take advantage of new sales opportunities and increase profits. Factoring fees can range anywhere from 2% to 4% per month depending upon several variables, including average dollar amount per invoice, credit standing of the debtors, and the average time it takes to collect the receivables. If a company enjoys the size of margin that can easily cover the factoring fees, it makes perfect sense to employ this type of financing, rather than forgo incremental profits and lose market share to a competitor. Concern #2: Customer Perceptions This is a concern with most prospects that are unfamiliar with factoring. The issue centers around notification and collection. At the inception of a factoring relationship, each account debtor is notified that a secured party (the factor) has taken title to invoices in which they owe payment. The letter also states that all present and future invoices due must be paid directly to the factoring company until otherwise notified by the factor. This is necessary to do this because if protects the factors collateral and to be protected by the UCC. Many business owners worry that they will be perceived in a negative light when the customers get these notices. There is no reason to worry. Factoring is hardly a new form of financing. Many industries (manufacturers, distributors, apparel & textile, trucking, and temporary staffing) rely on the services a factor provides. Factors only interact with customers on a random basis, mainly at the inception of the relationship. Several large companies such as Walmart, Costco, and Target, have internal divisions within their accounts payable department to work with those vendors who factor their receivables. Should a customer who is unfamiliar with factoring question the notice and ask what is going on, the owner or manager only needs to tell them they have chosen to use a company to manage and finance their accounts receivable. Concern #3: Losing Control over Receivables Some people feel that allowing a factor to collect their receivables takes control away from them. A prospect should consider that a factor has provided an advance on a piece of paper and until they collect from the customers, they have nothing. However, it would be counterproductive for a factor to be overly aggressive in collecting receivables and risk alienating the customer base. Factors typically work hand in hand with the client to collect receivables and oftentimes allow the company to make collection calls. When payment is substantially late, the factors staff will likely make collection calls, but normally in a professional and courteous manner. A good factoring company will provide the client with comprehensive aging and performance reports, as well as credit screening for new customers. In effect, the client will not lose control of their receivables. They will actually be more on top of things because of the enhanced services the factor offers. If more decision makers were educated about the benefits of receivables factoring, they would likely take a look at how it could help expand their business. Traditional lenders cant always provide the solutions, so it makes sense to keep an open mind to alternative forms of financing. People with bipolar disorder learn to be resourceful and there are many strategies you can use to choose another job or career and keep it safe from another unexpected episode. How to find a bipolar-proof job What am I good at? What do I like doing? Some people make a career out of an interest. Jot down some ideas. What ideas do others have? You could ask a mentor, a senior relative, a former supervisor who treated your illness fairly. They will do the very things that damage, not only your property, but also your company's good name. But take heart: With proper planning and preparation, you can protect yourself and put the perpetrators in their place--hopefully the county lockup. Put yourself and your facility under the protective umbrella called "security." Maybe that conjures up pictures of armed guards, guard dogs and razor-wire fencing. Or, perhaps your imagination runs toward the cunning, clandestine, ultra-high-tech tools of the super spies in the movies and on television. For the self storage industry, the reality of the situation involves the use of proven tools that will strike a good balance between choosing and using appropriate products, and getting a good return on the investment. The tools exist to provide solid security and add tremendous promotional power to your marketing program. Take Larry Lurker, for example. He's the kind of guy who hangs around trouble. Or maybe he carries it with him wherever he goes. If he's lounging around the boat dock, things disappear--a trolling motor one day, a depth finder the next. Larry knows the guy who can move the merchandise at the flea market. Control Who Uses Your Property
To handle Larry, build a fence. A good layout of your facility with proper fencing cures the problems that come with most casual theft. Once you add automatic, computer-controlled gates, you have the convenience of complete access control without having to have personnel on hand to watch who's coming and going. In the traditional self-storage and RV-storage configuration, a fortress-style construction stands as the strongest defense. Put solid buildings all the way around your perimeter. If the parcel does not lend itself to that type of construction, then start planning early for fencing, convenient gated access and egress, and the software package that allows you to control the access. These programs provide for full delinquency control and a completely accurate written report of the access and egress activity at your facility. Make available multiple code numbers for a single unit, so that family members or friends can share the space. Take advantage of something called "zoning," available in the software. Use additional control points for climate-controlled buildings or separate sections of the facility. Both are designed with perimeter buildings offering a natural barrier to the property. Ivan Cohen, owner of the Valencia facility, moved a plan through the permitting process that includes an attractive, separate, walled area for the RVs with its own gate and gate controls. Keypad zoning and time zoning make it convenient for both managers and tenants, according to Mike Beales, manager of the Azusa project. "We have to have some way to let the RVs in after hours. The people coming back from the lake at the end of the day simply can't get in during regular hours," he says. Dockside slips, open bays and locked storage units all are used by people who occasionally forget to keep the bills paid on time. Delinquent tenants can be locked out with a good access-control system. Moving information from your accounting operations to your access-control operations proves to be a simple matter. Fortunately for owners, with a high level of cooperation among the vendors that specialize in serving the needs of the storage industry, a software link allows each program to share information with the other. Management programs tell the access programs which tenant codes should be valid. If a tenant goes delinquent, they're automatically locked out after a user-defined grace period. Having the security umbrella in place before the storm of complaints from tenants who've been ripped off or had their property vandalized makes good sense. Planning for security should be integrated at the architectural and engineering-design phase. Since that is not always practical, especially for older and existing facilities, good advice from experts helps. Security for the self-storage industry has become more sophisticated and much more of a competitive tool. "We're seeing a lot of owners use individual unit door alarms, video surveillance and especially office security displays," comments Tim Calvin, owner of Calvin Access Control Systems in Columbus, Ohio. "It's not unusual to see owners who are building a $2 million to $4 million facility spend $80,000 to $120,000 to protect the property and be able to advertise that they have security." Individual-unit door alarms nail Robbie Ripoff and his type. They pose as good tenants, but use their access privileges to cruise storage lots for loose items or force entry into neighboring units. A security contact tied to alarm software puts a stop to that. Any intrusion to an armed unit causes an alarm, which can be local or tied to a central monitoring station. Alarm and access-control software validates a tenant code entered at the entry point, such as a main gate or entry door. A good code disarms the unit's alarm. Any other attempt to open an armed unit will sound an alarm, usually a loud siren. Law-enforcement officers will tell you there are two things thieves do not like: noise and lights that call attention to their actions. Who knows the motivation for Vickie Vandal? She may damage property and equipment by accident. She and others like her may be venting anger or just "having fun." No matter the reason, vandalism can be expensive for an unprepared owner. Kirt Grant, a partner in Lake Powell Boat and RV Storage in Page, Ariz., related a phrase he heard at a seminar: "Deter crime if you can, but if you can't prevent it, you need to catch it." Grant has an open storage facility with controlled gates. As an added deterrent, and as a tool to keep an eye on activities, he added a complete video-surveillance system with cameras, camera-control devices and a professional time-lapse recorder. The threat has increased. Customers are more security conscious than ever. By Tim Connor I was thinking the other day (No cracks from my friends please.) about the subtle differences between words that are commonly used, sometimes not used or mis-used. Let me give you an example. Im sorry. This simple two word sentence can be interpreted so many ways and have so many different meanings for both the person who speaks them and the person who they are directed toward. - I forget your birthday so I say Im sorry.
- I am late for lunch and I say Im sorry.
- I say something out of anger when I dont mean it, so I say, Im sorry.
- I dont return your call and I say Im sorry.
- You are a sorry person.
- I am sorry you are going through this difficulty. The word sorry has two separate meanings; Apologetic: feeling or expressing regret for an action that has upset or inconvenienced somebody, or is likely to do so. Sympathetic: feeling or expressing sympathy or empathy, especially because of something that has happened, I felt sorry it had to end that way. Don't start feeling sorry for yourself. The words, Im sorry, when used too frequently or too easily can tend to lessen their emotional value as a verbal gesture toward someone else. Theres another way to consider these simple two words. Ever had anyone in your life who never said or didnt have the capacity to ever say they were sorry for anything even though their actions or words certainly warranted this phrase? I have and I can tell you Id rather hear Im sorry too often then not at all. However, often people feel that they need to apologize or say Im sorry for things that dont require these words. In effect many of these people for whatever reason feel that they need to say Im sorry not for the act but for themselves. Lets say I say something stupid (trust me I do that a lot) out of ignorance rather than arrogance or malice. It was just a dumb comment. Does it deserve an Im sorry or a simple apology I didnt mean it the way it sounded or Im just upset and I apologize? My reason or need to say these words, Im sorry or I apologize will depend on both my self-esteem, your emotional reaction to the dumb thing I said and the circumstances under which they were spoken. Heres the point. In relationships sooner or later we all say and do dumb things not out of meanness, but because of stress, frustration, anxiety, fear or any number of other emotions or circumstances or situations. If your partner knows that there was no hurt intended and you have an emotionally stable relationship is Im sorry necessary every time you do or say something really stupid or hurtful? It depends again on what you were sorry for and your real intent behind what you said or did. Socially it can become a real pain in the butt. I play tennis and I can tell you when I play with someone I dont want to have to say Im sorry every time I hit a bad shot. So I have a rule. I say Im sorry one time to my partner at the beginning of the match and then I never say it again. Most people laugh when I give them my rule. Im not suggesting this strategy in your relationships, but you might want to develop some similar tactics or rules regarding this issue so you can avoid any negative outcomes either for its over use or under use. By Anne Clarke LDS online dating can be tricky. How do you know if there will be chemistry when you actually meet in person if you feel chemistry already online? Will it be the same? I have had numerous experiences dating online from LDS dating websites (because I am LDS) with this very question. Its scary to meet someone for the first time and you dont want to blow it because you think that there could be definite potential when you mesh so well through emails and talking on the phone. But the attraction, a lot of times, doesnt follow all the way through to when you actually meet a person face to face for the first time. First off, make sure you share similar beliefs and values. Being LDS, dating those who share your LDS faith can be a major bonus when trying to connect. Not only will you be able to discuss things with the same intent, but it will make the chemistry easier to maintain without fights over religion. Ive dated non-members and it seems the subject always rears its ugly head into the conversation, which eventually snuffs out the chemistry that was once there. Its hard to get a good feel for people over the internet. The disappointment, if you two dont have chemistry in person, could be very hurtful. My heartfelt advice, just dont do it. Ok, so what if you have put a lot of time and effort getting to know someone and you finally meet and there is nothing, nada, zilch, not an ounce of chemistry between you two, but you dont want to say anything because youve wasted so much time already with this person? Well, its not a great idea to pretend; actually its a bad, bad, idea. Dont pretend to like someone, it not only builds resentment but can hurt more feelings in the long run if you dont tell them straight out that the chemistry just isnt there. It may be that they are feeling the same way but are just too embarrassed to say something. More than likely, you will be doing both of you a favor if you are honest and up-front about the situation. My advice is to be aware and accept the fact that there wont always be chemistry when you meet. If you keep this in mind, and there is not chemistry, it will be a disappointment, but will also be much easier to accept and move on. But if you are lucky enough to have amazing chemistry with someone when you finally meet, then go for it. By Kim Beardsmore Dieters dread the plateau. You're on a roll, losing weight steadily and happily for weeks. Your confidence is high and your goal is in sight. Then suddenly your scale freezes. No matter how hard you try, those extra pounds just refuse to budge. You've hit a wall and you know the frustration of seeing no progress could easily lead you to gain back what you've lost. So how do you break through the plateau? It's perfectly normal for a dieter to reach a plateau. The trick is to use it as an opportunity to double up your efforts and get really clear on your strategy to carry you through to the finish line. Below you'll find suggestions that can help you recommit to your program and re-ignite the weight-loss process when you feel challenged. 1. Get clear on your ultimate weight-loss goal. Be sure that your weight-loss goal is realistic and that your expected rate of weight loss is reasonable. If you are on a heath enhancing, nutritionally rich weight loss program you can expect to loss one to two pounds a week. Each body has its own ideal weight and size. Don't compare yourself to anyone else, but listen to your body and notice what feels best for you. A simple way to approximate your ideal weight is by referring to a Body Mass Index chart. 2. Go high-protein, low carbs. Unless you are eating enough protein to maintain your lean muscle mass, you are likely to have lost weight already from both your fat stores and muscle. Women need to eat approximately 100grams of protein a day and men 150 grams in order to preserve their muscle tissue during a weight loss program. If you have lost some muscle during your weight loss program so far you will need to focus on protein so your body can build muscle, which requires more calories to sustain, which will in turn, kick start your weight loss again. Needless to say, any weight loss program you choose should be one that preserves your body's muscle and this does not happen! 3. Add resistance training to your program. A wonderful way to boost your metabolism and break through to the next level of weight loss is by incorporating aerobic exercise into your program, such as 30 minutes of walking three to four times a week. (If you are 35 years or older, or haven't exercised regularly, begin with 10 to 15 minutes two to three times a week.) In addition, weight training with free weights or machines several times a week can help increase muscle mass, which in turn allows you to burn more calories faster. Studies show that weight training can increase your metabolism overnight by five to 10 percent. Working out can increase your metabolism for up to 21 hours after an intense workout. 4. Look out for hidden carbohydrates. If your weight loss progress seems slow, look out for carbohydrates that might be sneaking their way unnoticed into your diet. Sugar can lurk in the most unexpected places such as ketchup, salad dressings, teriyaki and barbecue sauces. Watch out too for cornstarch, sugar or milk solids in many processed foods such as gravies, or sauces on frozen vegetables. Be especially careful about "low-fat" foods where flavor is enhanced by sugar and other carbohydrates. Try keeping a diet journal for a couple of days of EVERYTHING you eat and drink. You may quickly discover the hidden carbs that are keeping your weight-loss progress stuck and be able to eliminate them and move past your plateau. 5. Take the "refinement" out of your diet. Try eliminating all refined sugar and refined grains from your diet. This includes white bread, pastries, pasta, white rice, white flour crackers, sugar-coated breakfast cereals, cookies and cake. This simple step can encourage a huge weight-loss breakthrough and leave you feeling more healthy and energized in the process. 6. Don't go hungry. Cutting back on how often you eat can have a negative impact on your diet plateau. Many studies show that small, frequent meals are more satisfying and produce better weight-loss results than the same number of calories consumed in three large meals. Take advantage of healthy snacking and crunch on fresh slices of raw vegetables like celery, peppers, cucumber and jicama when you're hungry. 7. Drink to burn up. It's vitally important to replenish your fluids by drinking plenty of water on your weight loss program. An inadequate supply of water in itself can slow down your weight-loss. Carry water with you wherever you go throughout the day. For additional weight-management benefits, add a high quality aloe concentrate to your water to help keep your digestion in top shape.
